She structures and negotiates development agreements across varied DCPR schemes. She has driven high-stakes diligence for township and mixed-use development work that demands command of stamp duty, registration, RERA/MahaRERA, GST, SARFAESI, IBC, and FSI/TDR questions that decide how such deals are built and priced.

Her practice runs the full transactional spectrum: title search reports, flag reports, and chain-of-title analyses through to sale deeds, conveyances, leases, leave-and-licence agreements, development and joint development agreements, redevelopment documentation, and term sheets across mandates in Maharashtra and pan-India.

In hospitality, Preksha advises owners, operators, and developers on hotel management and franchise/branding arrangements and on branded-residences structuring, working through the regulatory and financing layers that sit on top of the underlying real estate.

She also advises individuals, families, and trusts on succession and estate planning — including wills and their registration, trust-held and trust-redevelopment property, and the transmission of immovable assets — calibrated to the current regime in Maharashtra.
