Overview

Heena Chheda is a Partner in the Real Estate practice of ELP.

Heena brings to the table over two decades of extensive experience in matters of real estate laws and litigation on a pan-India basis.

With an in-depth understanding of real estate laws, land laws, revenue code, rent law, stamp duty, registration, commercial laws, law of contract, and personal laws (such as testamentary, trust and succession), Heena has advised various clients including corporates, landowners, developers, housing societies/tenants’ association, banks/financial institutions, educational institutions, lenders, real estate fund and HNI’s.

Heena has deep experience in matters relating to acquisition of land, due diligence, development of commercial and residential properties, sale and purchase of commercial and residential premises, leases, leave and license, joint ventures and joint developments, slum rehabilitation projects, redevelopment of housing societies, acquisitions of properties in special economic zones, acquisition of land belonging to CIDCO/MHADA/MIDC, drafting testamentary documents, family settlements and business transfer agreements.

Heena has also been involved in pre-litigation strategy, assisted, and handled civil and commercial litigations involving real estate transactions & projects, acquisitions of lands, nationalization of mill lands, forest reservations, property taxes, enforcement of securities, partition suits, inheritance disputes and has been actively involved in settlement of contentious litigations.  Her expertise also extends to advising clients and handling matters filed before Real Estate Regulatory Authority (RERA) and RERA appellate tribunal.

Heena has been recommended for her expertise in Real Estate by The Legal 500 Asia-Pacific.

Heena holds an LL.B from the Government Law College Mumbai and is a qualified solicitor in the United Kingdom.
