Starting with a decision taken by SEBI’s Board on September 12, 2025, and concluding with a circular issued on November 28, 2025, SEBI has taken various steps to re-classify REITs as “equity” for the purpose of investments by Mutual Funds and Specialized Investment Funds. Prior to this, REITS and InvITs were considered ‘hybrid’. InvITs continue to retain the ‘hybrid’ nomenclature even now.
