She highlighted that while the Supreme Court’s sharp criticism underscores genuine shortcomings, dismissing RERA as a complete failure overlooks the significant structural reforms it has introduced in Indian real estate. By mandating escrow of 70% of project receivables and standardising carpet-area norms, she noted, RERA has curtailed systemic fund diversion and helped address the delays and impunity that once plagued the sector.
